What Does Commercial Concrete & Structural Work Include?

Commercial concrete and structural work includes the foundations, slabs, reinforced concrete, framing, supports, and structural modifications needed to construct, expand, or improve a commercial or industrial building. It can also include equipment foundations, loading areas, ramps, curbs, sidewalks, accessibility improvements, and the selective removal and replacement of existing concrete.

Unlike decorative residential concrete, commercial work is built around structural loads, equipment, traffic, drainage, accessibility, utilities, and long-term use. The construction must match the approved plans, specified elevations, reinforcement requirements, and intended use of the property.

Foundations and Structural Concrete

A commercial foundation must transfer the building and equipment loads safely into the supporting soil while maintaining the elevations and dimensions required by the structure above. Depending on the engineered plans, foundation work may include footings, grade beams, stem walls, reinforced slabs, concrete walls, columns, and equipment foundations.

Before placement, we coordinate excavation, formwork, reinforcement, embeds, anchor bolts, sleeves, penetrations, and underground services. This preparation helps prevent conflicts that become far more difficult to correct after the concrete has been poured.

Commercial and Industrial Concrete Slabs

Slabs in warehouses, production areas, storage facilities, retail properties, and equipment rooms are exposed to very different conditions. Forklifts, pallet racks, machinery, delivery traffic, stored materials, and repeated use can place significant demands on the finished surface.

We construct and replace commercial concrete slabs according to the approved thickness, reinforcement, joint layout, finish, slope, and load requirements. Where utilities or equipment must be installed below an existing slab, our work can include saw cutting, trenching, excavation, utility coordination, backfill, compaction, and concrete infill.

Careful attention to elevations and transitions is especially important around doors, drains, equipment, loading areas, existing slabs, and accessibility routes.

Equipment Pads and Housekeeping Pads

Mechanical units, electrical equipment, generators, transformers, production machinery, pumps, and other systems often require concrete pads designed around their dimensions, loads, clearances, and connections.

S-Line Contractors constructs equipment pads and housekeeping pads in coordination with the approved equipment layout and installation requirements. We account for items such as anchor locations, conduit, piping, housekeeping height, access clearances, drainage, and surrounding floor elevations before the concrete is placed.

When equipment pads are part of a larger industrial improvement, we can also coordinate related electrical and underground utility scopes through our Commercial and Industrial Electrical and Pipeline and Underground Utilities capabilities.

Structural Building Work and Modifications

Commercial properties often need structural changes when equipment is added, interiors are reconfigured, loading areas are improved, or a building is expanded. Structural work can involve more than adding new material; it requires understanding how the proposed change connects with the existing building and how loads will be transferred.

Based on the approved structural plans, our work may include:

• New beams, columns, headers, and structural supports
• Reinforcement around new wall, door, and equipment openings
• Structural framing for additions and interior modifications
• Concrete, steel, masonry, and framing connections
• Supports for rooftop, mechanical, and electrical equipment
• Structural modifications associated with building expansions
• Repair or replacement of deteriorated structural components
• Coordination of shoring and temporary support when required by the plans

Structural design and calculations must be provided or approved by the appropriate design professional. Our role is to construct the work accurately according to the approved documents and coordinate it with the surrounding trades and existing conditions.

Concrete Demolition, Cutting, and Replacement

Existing commercial concrete may need to be removed because of damage, settlement, utility installation, drainage changes, equipment upgrades, or a new building layout. We perform selective demolition and removal with attention to the limits of work, adjacent surfaces, embedded utilities, occupied areas, and the final replacement requirements.

The scope may include saw cutting, breaking and removal, excavation, subgrade preparation, doweling, reinforcement, forming, placement, finishing, and joint work. When cracks, settlement, or structural deterioration are involved, the cause and repair requirements should be evaluated before replacement so the new work addresses more than the visible surface.
